Master of real Estate Development

                 The Department of Urban Planning was established in 30/12/1404 H (1984 AD) in the College of Architecture. The Bachelor’s degree in Urban Planning is awarded to students who successfully complete 10 semesters in the department. The department also offers an M. Sc. program in Urban Planning. The statistics show that the number of students enrolling with the department has been steadily growing over the years. The Department prepares students to be able to work in different fields related to urban issues. Among the varied scope of sciences offered in the department are urban design and urban renewal, land use and transportation planning, planning of residential districts, and regional, environmental, and tourism planning.  The department hosts about 330 students and 31 teaching staff, all of whom are Ph. D. holders. Many of the teaching staff come from different backgrounds and nationalities.  Graduates of the department can work in the private firms and public agencies.

Program Objectives:

The objectives of the program can be summarized as follows:

1-     Provide scientific material for real estate studies.

2-     Equip students with the scientific needs in the fields of land planning and development and its codes, marketing and valuation sciences, and property management.

3-     Prepare highly-qualified graduates in the field of Real Estate Development, which becomes one of the territories highly needed in the last few decades.    

 

Admission Requirements:

 1)      Admission requirements enumerated in the 15th article of the unified law organizing the graduate studies in Saudi universities.

 2) Students must have a bachelor’s degree in Urban Planning, Architecture, Engineering or similar fields.

 

Degree Requirements:

A.     Successful completion of 30 credit/hours of graduate courses.

B.    Completion and successful defense of a thesis.

Course Description

 

 RED 500 Theories of Planning and Real Estate Development 3 (3+0)

Overview of physical planning theories which are related to real estate development. Development of real estate sciences. International examples of urban development in which land developers played a major role with emphasis on mega projects.

RED 502 Real Estate Land Planning      3 (3+0)

Principles and techniques of land planning.  Land surveying, land grading, property demarcation, land improvement, and execution of the development.

RED 503 Real Estate Land Development     3 (3+0)

Process of land development including: concept inception and development, basic feasibility analysis, design and follow up with the municipal sector, construction, formal opening and the operation of asset management.

RED 504 Urban and Rural land use         3 (3+0)

Land uses in urban and rural areas with emphasis on uses that are suitable to real estate development. Assessing land potentials and unforeseen opportunities.

RED 505 Development Codes and Planning Legislations                       3 (3+0)

Planning legislations. Land development regulations and urban codes in Saudi Arabia. Examples of different international urban codes and planning legislations.

RED 506 GIS in Real Estate Development         3 (3+0)  

Utilization of GIS techniques in real estate development. Reviewing GIS soft wares which relate to land use distribution and sizing. Analyzing development pattern in the city.

RED 507 Financing Real Estate Project    3 (3+0)

Principles of Financing.  Financing means available in the Saudi market and similar markets. Overview of short and long term loans in real estate development.

RED 508 Feasibility and Property Valuation     3 (3+0)

Basics of Feasibility studies.  Example of local feasibility studies of actual development. Introduction of international principles of property valuation…including valuation based on similar sell price, development cost, and property income.

RED 509 Real Estate Marketing                            3 (3+0)

Marketing Basics. Real estate products marketing. Marketing projects prior to development. Tools, techniques, and innovations in real estate marketing.

RED 510 Property Management     3 (3+0)

Principles of property management. Management of properties according to land uses such as residential, commercial, and industrial uses.
